    Know the expenses and taxes when buying a flat

    If the flat you are about to buy is new, it is taxed with the VAT tax, which corresponds to 21% of the sale amount. In the case where the property is second-hand, two types of tax are paid: Tax on Heritage Transmissions and Documented Legal Acts. These taxes vary between Autonomous Communities.

    The other costs involved in buying a flat are as follows:

    Taxation fees

    If you ask for a mortgage, the banking institution must, in a mandatory manner, value the housing before it can authorise mortgage lending. The cost of this management is usually set according to the value of taxed housing.

    Notary fees

    Notaría’s expenses are those that derive from the intervention of the Public Notary who attests that the buying and selling operation has been carried out. These fees are approved by the Government by Royal Decree and are the same for all notaries in Spain.

    Registration fees

    These expenses correspond to the costs of registering the purchase and sale of the property on the Property Register. Its amount is determined by Law and is paid at the time of registration. The amount will therefore depend on the price of the sale.

    Management expenses

    These costs are optional since they are subject to the recruitment of a manager who will carry out all the procedures relating to the sales transaction. It is therefore an amount that will depend on the fees that each Management has.

    Between 10-14% you must add to the property price

    Note, therefore, that the sum of these expenses that we explain above implies an over cost of the final property price. As we have explained, it will depend on the Autonomous Community and whether it is purchased with mortgage or in cash money but there is always an upward swing in the final price.
